NOTICE OF HEARING
Notice is hereby given pursuant to Massachusetts General Laws Chapter 40R and 760 CMR (Code of Massachusetts Regulations) 59 (Department of Housing and Community Development – Smart Growth Zoning Overlay District), that the Office of the Mayor will hold a preliminary Public Hearing and Informational Meeting on Thursday, June 7, 2018 at 6:00 p.m. in the City Council Chambers, City Hall, 10 Common Street, Woburn, Massachusetts, 01801. The purpose of this preliminary Public Hearing is to present, and hear testimony and comment from interested persons relative to the proposed creation of a new Zoning Ordinance and amendment of the Zoning Map for the City of Woburn as follows:
- Amend the Zoning Ordinances to establish a new zoning overlay district entitled Smart Growth Overlay District (SGOD) under the provisions of Massachusetts General Laws Chapter 40R and 760 CMR (Code of Massachusetts Regulations) 59 (Department of Housing and Community Development – Smart Growth Zoning Overlay District) which would allow for the development of multi-family residential housing and mixed-use commercial development (along with parking and associated site amenities) subject to Plan Approval by the Woburn City Council acting as the “Plan Approval Authority” (PAA). Developments undertaken within the proposed “SGOD” would be subject to special site and building design standards, parking and dimensional controls and affordability requirements.
- Amend the Zoning Map of the City of Woburn such that the property located at 300 Mishawum Road listed as Map/Block/Lot 20-01-01 on the City’s Assessors Maps (commonly referred to as the Woburn Mall) be rezoned from B-I District to the SGOD.
Following this public hearing a proposed Zoning Ordinance amendment and Zoning Map amendment will be submitted to the City Council for consideration at a future public hearing and to the Planning Board for review and vote of its recommendation and report back to City Council. Copies of the text of the proposed zoning ordinance and map amendment as currently drafted are available for review by interested parties in the Offices of the City Clerk and Planning Board at City Hall, 10 Common Street Woburn, Massachusetts, during regular business hours.
