MBTA Communities Multifamily Law’s New Zoning Requirements

On May 7, 2024 at 7:00 p.m., the City Council will be having a Public Hearing in the City Council Chambers, City Hall, for a presentation and public comment period regarding the MBTA Communities Multifamily Law’s (MBTA – 3A Multifamily Law’s) new zoning requirements and guidelines and how they affect the City of Woburn.

The new law (new Section 3A of MGL c. 40A and related guidelines) requires MBTA communities to have at least one zoning district of reasonable size in which multi-family housing is permitted as of right and meets other criteria such as: Minimum gross density of 15 units per acre; Located not more than 0.5 miles from a commuter rail station, subway station, ferry terminal or bus station, if applicable; and no age restrictions and suitable for families with children. Woburn is considered an MBTA community.
